Estate & Property Cleanout Dumpster Rental

Before clearing an estate, agree on which belongings to keep, donate or discard. Estimate the approved discard pile across the whole property and choose rental dates that leave time for sorting and a final walkthrough. We deliver a dumpster for you to load and collect it after confirmation; sorting, carrying belongings and specialized remediation are not included.

Inventory the entire property before choosing

Walk through the living areas, storage rooms, basement and garage to estimate the combined discard volume. A full estate or property cleanout can start with the 20 yard, while a smaller residential turnover may suit the 15 yard. Neither size guarantees that a whole property will fit.

Count bulky furniture separately from bags of household junk. The 20 yard holds roughly eight pickup loads and includes 2 tons; the 15 yard holds roughly six and includes 1.5 tons. A high-volume cleanout can still exceed its included disposal weight.

Resolve keep and discard decisions before loading

Set aside documents, photographs, valuables and items intended for family or donation before the dumpster arrives. If several people are helping, identify which rooms or piles are approved for disposal so items are not discarded accidentally.

For residential rental turnovers, establish what you are authorized to remove before loading. The dumpster rental does not decide ownership of belongings or resolve tenancy questions. Foreclosure, hoarding remediation and specialized cleanup capabilities are not established by this page.

  • Identify who can approve items for disposal.
  • Estimate every space included in the cleanout.
  • Separate uncertain items and prohibited materials before helpers begin.

Coordinate access, helpers and the handover

Pick dates that allow sorting before loading and a final walkthrough before pickup. Explain shared driveways, restricted access or a property handover deadline when you call. Arrange delivery with a clear approach and an agreed placement rather than relying on the container footprint alone.

Submit the project and preferred dates online, then call to confirm. For a residential property turnover rather than an estate, the request notes can explain the scope. If the deadline is urgent, ask about availability; do not assume guaranteed same-day delivery.

Size, price and weight

Choose a starting size

All standard sizes have a 12 ft x 8 ft footprint. The truck needs additional access and room to set down; call if placement is uncertain.

What can go in?

Furniture, household junk, wood and general household waste are generally accepted. Check stored garages and utility spaces for paints, insecticides, flammable liquids and other hazardous materials that must stay out. Ask about unknown contents or special disposal items before loading.

Keep everything at or below the top edge. A larger container does not change material restrictions or provide unlimited weight.

Review the full material policy and call before loading anything uncertain.

Keep these out

  • Hazardous materials
  • Paints
  • Insecticides
  • Flammable liquids
  • Asbestos
  • Tires
  • Dirt / soil
  • Concrete
  • Bricks

Check with your municipality about disposal options for prohibited items. Specific local rules and unconfirmed item fees are not assumed.
